IMV Polska with a new commercial success
The Austrian company has become partners with three Polish commercial projects in a short time. The most recent agreement concerns commercialization of Galeria Krosno.
After Galeria pod Topolami in Zielona Góra and Galeria Winiary w Gnieźnie, the time has come for Galeria Krosno.
This property was built in 2008 as Galeria Elijot. After changing the name at the end of last year, the gallery has begun reconstruction. Gallery’s strategic location is an added bonus, as it is between the old town city centre, marketplace, a Sport and Entertainment Hall and Portus Gallery with hotel infrastructure. What is more, Gallery is surrounded by main roads of Krosno.
New Gallery will have the surface of approximtely 6 500 m2. The aim of the partnership with IMV Polska is to gain attractive tenants that will make Galeria Krosno a unique, high-quality facility, made to meet the needs of the clients.

Property Management students’ field trip
On the 23rd of November, students of Property Management department of University of Gdańsk took part in a field trip to Sopot Centrum, one of PPP projects.
Students involved in the trip were either auditors of the Valuation of commercial properties lecture or members of Investments and Properties specialization, who took the field trip as part of the Property Management course. Mr Marek Nagórski, Managing Director of Sopot Centrum, and Mrs Izabela Sułek, who is the Center Administrator, introduced the project to the students.

IMV Polska arrives in Gniezno
IMV Polska has become an advisor and agent in commercialization for a new shopping centre – located in Gniezno Winiary Gallery.
The new shopping mall, with the area of 14 900 sq m, is to be opened by the end of November 2018. The Gallery has a big potential, being located in a unique place, easily reached by either drivers from the whole region, or residents of Gniezno. Especially the 30% of the Gniezno population that live in the Winiary housing development will be able to conveniently reach the shopping centre.
IMV Polska, in cooperation with Winiary Gallery’s owners, will take part in gaining tenants and creating an one of a kind shopping mall in Gniezno, while fully taking into account customers’ needs. This Austrian firm has a long history and great experience in winning over tenants. Proof of that could be found amongst many, e.g. : Galeria Szperk, Galeria Dębiec, Park Handlowy Oława, Sopot Centrum.

Recommercialization of Galeria pod Topolami (beneath Popples) is in progress. The end of the year 2018 is estimated as the due date. IMV Polska will be supporting the commercialization.
Galeria pod Topolami, formerly known as Galeria Ramzes, is a gallery in the center of Zielona Góra, subjected to complete alteration. The facility will be modernized and expanded.
In 2016 Ramzes has been sold to Fide, a company located near Toruń. In 2017 Fide began cooperation with IMV Polska – the company existing on Polish market for over 10 years, having commercialized such facilities, as Galeria Szperk, Galeria Dębiec, Park Handlowy Oława and Centrum Sopot.
The owner of Galeria pod Topolami highlights, that the aim of the modernization is to create a new commercial space matching up to 21st century, while meeting its clients’ needs. Partnership with IMV Polska surely is a step in a good direction.
A new wave of commercial concepts
Concept 2.0 in cooperation with IMV Polska is bringing out brand new concept stores and venues offering services, entertainment and recreation on Polish market.
In view of the change of consumers’ needs, proceeding changes in the market, and the transformation of shopping centres into venues of various social activities, Concept 2.0 created a portfolio of desirable lifestyle and energizing concepts. New and innovative ways of commercializing shopping centres have been drawn from the German market.

Intermarché has chosen Szperk Gallery
Galeria Szperk has gained a new tenant – grocery supermarket Intermarché. Targeted surface is to reach 1800 m². Designing is in progress.
What makes Intermarché unique on the market is e.g. its traditional merchandise, produced in Poland according to polish recipes, eco and bio products, good quality wine carefully picked by Intermarché’s oenologist. The supermarket also offers many goods, which are manufactured in one of Les Mousquetaires’ 60 factories located in France, and are not able to be purchased in any other store in Poland. The Intermarché chain has a vast choice of groceries, cosmetic, industrial or chemical goods and domestic detergents. What is more, Intermarché provides products for pet owners. Intermarché is a part of the Les Mousquetaires retail group, which is the biggest supermarket franchise chain in Poland. It consociates more than 300 Polish independent enterpreneurs managing Intermarché supermarkets and Bricomarché stores – which offer household and gardening products. There are currently 230 Intermarché stores in Poland – and that number is still growing. Over 15 800 people work in Les Mousquetaires’ headquarter, two logistic warehouses and in the stores. The new tenant is a major grocery asset for located in Kosakowo near Gdynia Szperk Gallery. Szperk’s management aims to meet its client’s needs and has been gradually expanding since its opening in 2012. Intermarché’s dynamic growth surly fits Galeria Szperk’s MO perfectly. Gallery’s 23 000 m2 surface has already gained such tenants as Rossman, CCC, Bricomarché, Mohito, Reserved, Jysk, H&M and A. Blikle confectionary. New tenant in Galeria Dębiec
Poznan Galeria Dębiec has enriched its offer with the Stokki Home furniture store which will introduce its customers with high quality furnishings. The new tenant will occupy an area of nearly 650 sqm. and the first interested in a unique interior design will be welcomed in mid-July.
– Cooperation with another well-known brands, as for example the new quality of Stokki Home, reflects the long-term process of a carefully planned strategy to maximize the potential of this shopping center which owned by Metrosphere Development. IMV Polska is commercializing the commercial part of Centaurus
Centaurus is a new project of the Tri-City developer Euro style, which will introduce a new high-quality establishment to Olsztyn. The property will consist of four modern buildings with different functions – residential, office and hotel services, providing residents and entrepreneurs with a modern business center complemented by a high-standard commercial offer.
This investment built in the heart of Olsztyn, placed on of nearly 9 thousand sqm plot at the crossroads of Aleja Marszałka Józefa Piłsudzkiego and Bartosz Głowacki street. The commercial part of Centaurus will occupy an area of nearly 5 thousand sqm, and the central location of premises will generate traffic from all parties of the investment. Sopot Centrum makes up the tenants
Sopot Centrum is a modern, multifunctional complex combining commercial, retail and office space. The new tenants include representatives of the gastronomic and fitness industry. The level of commercialization has already exceeded 80 percent.
One of the last lease agreements signed at the end of 2016 was the agreement with Kapeo Laser. Occupying one of the largest units (1,016 sqm.), it will complement the Sopot Centrum offer with a new music club and a food corner. Thus, there is only one premises left to rent in a Sopot Center gastronomic area. It is the two-storey place on level -1 with the area of 293.7 sqm and 68 sqm. garden. Accordingly, the level of commercialization of gastronomic, office and commercial units exceeded 80 percent. The tenants who opened its new places in 2017 are among others: Tiger Gym, KFC, the LST company, real estate broker Komnaty Nieruchomości.

Galeria Szperk in Kosakowo, near Gdynia, invites its guests to the newly opened, first in the Tri-city, A.Blikle confectionery. The tenant occupies an area of 70 m2, located by the main entrance to the shopping centre.

LPP Group has prolonged previous agreements and introduced a new brand to Galeria Szperk
IMV Polska, which provides services of managment and commercialization, intermediated within this transaction.
The lessee has opened a new teen fashion store – Sinsay, with area of 325 m2. At the end of the summer it is planned Reserved reopening. The area of this store is going to be bigger than now by almost 75 percent – till 1300 m2.
We are glad that such a big company like LPP Group has trusted us and decided to prolong existing agreements and additionally broaden their offer in Galeria Szperk. The Sopot Centrum opening – summary
From December 18th, 2015 the Tri-City residents and tourists visiting Sopot can use a new building complex – Sopot Centrum. They can find there a railway station, restaurants, cafe, office-commercial-service centre, multimedia library, underground car park for 240 cars and hotel.
This investment had been accomplished using trailblazing PPP formula, with European fund (Jessica). By dint of that, not only railway station, but also the new public area with green terrain, commercial-service premises, roads and parking spaces have been created there.
For comprehensive management of this property is responsible IMV Polska – the company depent on IMV Immobilien Management GmbH, an international copartnership with headquarter in Vienna. The investor is Bałtycka Grupa Inwestycyjna.
The aim of this investment was creating the property with modern architecture, high standard of finishig materials and well connecting. IMV Polska, tenancy agent for Galeria Szperk, rented over 7 100 m2 area. The new tenant is Bricomarché. Local residents may choose from among 30 000 articles (decorative, for garden, do-it-yourself and building materials).
From the beginning, Galeria Szperk broaden its offer, trying to meet the clients’ expectations. We are proud that the biggest Bricomarche store in Poland is located right at our shopping mall. There were

IMV Polska is expanding portfolio of managed properties in the Tri-city, Poland.
The company IMV Polska signed an agreement in the field of comprehensive property management of Sopot Center with the investor of the project Baltic Investment Group SA. It will be another facility operated by the Austrian company in the Tri-City. IMV Polska for almost eight years has been successfully managing real estate offices, shopping centers and convenience projects throughout the country. The company will also support the investor in terms of further commercialization of the project.

Galeria Szperk has signed new lease agreement.
IMV Polska, tenancy agent for Galeria Szperk has finalized an agreement with DIY store – Bricomarche, with a total area of 7 150 m2.
-Last year our company diversified provided services and added new ones such as: consulting, commercialization and re-commercialization for objects under construction and existing. We are very glad that we achieved success in such a short time. Półwiejska 2 is officially opened
New project located in Poznań downtown was opened in the late of May this year. Budlex SA company is Półwiejska 2 investor, which belongs to Erbud group and GN Group.
The building combines office, shopping and service space. The entire building has many „green” solutions. A special installation allows store rainwater, which is later used in sanitary systems and for watering the greenery. BMS in turn, enables monitoring of energy consumption and its saving. There are stations for electric cars in the building as well as parking and showers for bikers. All these features make the new building is eligible for a green certificate.
Flagship stores of LPP group, three-level McDonald’s restaurant, patisserie Sowa and exclusive office space can be found in Polwiejska 2. Galeria Podium in Oława will be commercialized by IMV Polska
IMV Poland signed agreement for commercialization of Galeria Podium in Oława. The construction work of the shopping center has been started in November 2013 and will be completed in May 2015. Galeria Podium is located 2,4 km from the city center at the junction of the feeder road to the A4 and the new ring road. The shopping center has a total lease area of 8,750 sqm. The compact center will offer multiplex cinema, supermarket, DIY and 320 parking spaces. “We are sure that Galeria Podium will obtain many attractive tenants and become an interesting destination for the local residents. We have already received a lot of inquiries from potential tenants willing to lease a premise. We are pleased that the owner entrusted commercialization of Galeria Podium to IMV. This is the proof that our new strategy and methods of know-how developed over the years in Austria are achieving intended results” says Iwona Gembiec, Country Manager IMV Poland. Neonet in Galeria Szperk
IMV Polska Sp. z o.o. has signed lease agreement for over 500 sqm in Galeria Szperk.
Neonet S.A. has over 500 stores in Poland. The opening of the first Neonet store in Tri-city is planning for June this year. “IMV Polska has recently signed leases with brands such as Catweel, Modern Café, Buena Lingerie, Mr Hamburger, Stara Mydlarnia, Salon Snu, Studio Paznokci and Galeria 55. Stara Mydlarnia opens first store in Tri-city
Stara Mydlarnia has been added to the retail offer of Galeria Szperk. It is the first localisation of this brand in Tri-city. The store will occupy approx. 40 sqm.
Stara Mydlarnia store will offer natural and hand-made cosmetics such as gel, soap, bath salt, peeling, body butter, bath cream, candles and aromatherapy oil.
The new agreement is the effect of re-commercialization of Galeria Szperk which in February 2014 celebrated its 2nd birthday. Stara Mydlarnia will be added in March to the health & beauty stores such as Rossmann and Multiapteka. The new store will occupy an area of 40 sqm.
Galeria Szperk with the area of 23,000 sqm was opened in February 2012. The shopping center has the following stores: Alma, Nomi, Stradivarius, Jysk, New Yorker, Deichmann, Reserved, Mohito, CCC oraz klub fitness PURE Jatomi.
UBM is owner of the investment and IMV Polska is responsible for its management and leasing process.

New lease agreements in Galeria Szperk
Currently Galeria Szperk is re-commercialized. New agreements with eight tenants have been concluded recently.
In Galeria Szperk will be opened the following brands: Catweel (50 sqm), Modern Café (89 sqm), Buena Lingerie (33 sqm), Mr Hamburger (50 sqm) and Starą Mydlarnią (39 sqm), Salon Snu (105 sqm), Studio Paznokci Anathiss (30 sqm) and Galeria 55 (53 sqm). During the next few weeks another brand is to lease the area of 68 sqm and further agreements are under negotiations.

Scandinavian design in Galeria Szperk
New brands has been addend to Galeria Szperk in Kosakowo and another two will enter the shopping center soon. Catweee with Scandinavian clothes and Galeria 55 with accessories will be opened in November. The brands will occupy the area of approx. 50 sqm.
Galeria Szperk was opened in February 2012. The shopping center is managed by IMV Polska. The number of clients visiting Szperk is systematically increasing since the opening. Currently it is visited by 220,000 clients a month which is 10% more that in previous year.

IMV Polska has a new contract on retail market
In September IMV Polska has started cooperation with Eyemaxx Real Estate on Retail Park in Oława.
It is another retail project to be managed by IMV. Its portfolio includes properties owned by Immofinanz such as Stop.Shop and properties of Vienna Insurance Group.
IMV is cooperating also with UBM managing Poleczki Business Park and Galeria Szperk. According to the representatives of IMV Polska, the company is aiming to win further office buildings, shopping centers and retail parks of convenience type.
IMV Polska was founded in 2007 as a subsidiary of IMV Immobilien Management GmbH and manages the total area of 170,000 sqm including office buildings, warehouses and shopping centers.

Galeria Szperk has a new property manager company
IMV Polska has been appointed as the property manager of Galeria Szperk in Kosakowo
UBM is the owner of Galeria Szperk which has the total area of 23,000 sqm. The shopping center is located in Kossakowo at Płk. Dąbka Street and has over 60 shops and services points. Szperk was completed in February 2012.
The key tenants are: Alma Market (food market) with over 2,000 sqm, H & M (1,315.00 sqm) and Jysk (1,175,00 sqm). In autumn will join tenants such as: Smyk, Stradivarius and New Yorker. The following shops will be also opened: Świat Miliona Piw (The World of Million Beer) and Zabawka (toy store), Lumiś (kids playroom) in September, Pure fitness club in November.
IMV Immobilien Management GmbH is an Austrian company provides property management services.
The polish arm was founded in 2006 and manages the total area of 150,000 sqm including office buildings, warehouses and shopping centers.
