However, there is no doubt that the key concepts will be “modernisation” and “rebranding.” We are convinced that these will be the defining themes the industry will revisit repeatedly in the coming year.

Services in shopping centres play an extremely important role, as they enhance the overall offer and attract customers who want to take care of everyday matters while shopping. Hair salons, post offices, banks, and even government offices make the shopping centre a place where errands—both personal and business-related—can be handled alongside retail visits. This is a major convenience, especially for working people, who can access services outside the typical opening hours of public institutions.
**How are retail property management companies responding to rapidly changing consumer shopping behaviours?**
Iwona Gembiec, Managing Director at IMV Polska, shares her insights in an interview with *OmnichannelNews.pl*.
Both shopping centres and retail parks are undergoing dynamic changes and continuously adapting their offerings to meet consumer needs. It’s worth noting that just a few years ago, food concepts did not play a significant role in smaller retail formats.
The food service industry is currently facing numerous challenges—chief among them are rising operating costs, inflation leading to higher product prices, and increasing wage levels. Moreover, due to the unfavourable economic climate, many consumers are cutting back on spending and avoiding dining out, which in turn leads to declining revenues for food service outlets.
More and more shopping centres are shifting from the model of “shopping with some entertainment on the side” to “spending free time with shopping included.” In the age of the internet, evolving expectations from younger consumers, and a less predictable future, many centres must reinvent themselves and find their unique identity, says Iwona Gembiec, Managing Director at IMV Polska, in an interview with *OmnichannelNews.pl*.
A theatre in a shopping centre? Galeria Rumia opens a new cultural space!

Galeria Rumia is currently finalising the construction of a theatre stage and seating area with 140 seats. Nearby, numerous stores are already in operation. Following the re-commercialisation process, over 80% of the retail space has now been leased.
In search of ways to increase the presence of entertainment-focused tenants, property manager IMV Polska partnered with the Rumia City Council and the Municipal Cultural Centre (MDK Rumia), inviting the professional theatre group Pomorski Teatr Nobilis—affiliated with MDK—to perform under its roof. This element of high culture is intended to complement the cinema, gelly paintball lounge, and food court already operating within the shopping centre.

Owners of commercial properties and their tenants have been faced with rising operating costs. These factors have motivated many to accelerate the implementation of environmentally friendly solutions aimed at reducing energy consumption. In this sense, the increase in operating expenses has effectively sped up the green transformation of shopping centres.
Although this shift may have posed challenges for many facilities, most have managed to navigate the situation successfully. However, it is clear that older-generation shopping centres have required—and will continue to require—further modernisation, which entails greater financial investment. In some cases, this may prove unprofitable, and as a result, certain malls could soon disappear from Poland’s retail landscape.
After recovering losses in 2022 caused by the COVID-19 pandemic, shopping centres have had to face new challenges, such as rising energy costs and the need to implement ESG strategies. However, the key to success in difficult times lies not only in responding to economic or regulatory conditions, but above all in actively addressing the evolving needs of customers.
